6 jars of money management

"hey friend, i am interested to buy properties but i don't have money la..."

"It is a good suggestion, friend. Thank you. But where will i find the thousands of money as the deposit? i have a child to feed... "

"5K? errr.... 500 cannot ha? i need to repair my car la this month..."

These are reasons and excuses given to me when i open out my mouth, enticing my good friends around me to start doing property investment, or even to buy their first house for own stay.

i feel sad for them.. sad because our education systems that we spent at least 11 years or even for my case, 18 years teach NOTHING on money management.
In contrary, hypermarkets and tv advertisement teach us daily on where to spend our money. As the result, all our hard-earned money go to somewhere else's pocket and wealth.. but we still feel happy to do it.
The sad words i hear are when people says that, "we struggle to get the money.. so, lets enjoy it.. buy whatever you want".
or worst for muslims "ala.. duit bukan bawak ke mati.. simpan banyak2 buat apa..."

oh gosh!.. don't they think about their future? or their children's future?
even we do not bring our money to the grave, are you sure that you will go to your grave tomorrow so that you can spend it all today?

hm.. i am grateful that i am not too late to learn the concept of pay yourself first.
during my 2nd year of working, i am attracted to buy and read a book by Hajjah Ruhani that is "Cukup Wang Hati Tenang".
The book really opened my eyes to pay myself at least 10% of my salary to my own self. She also teach me on the power of saving and compounding.

I like to absorb good things on money management and alhamdulillah i able to practise it until today.
It really helps me in my property investment. without the money kept aside, surely i will give the same excuses every time somebody entice me to buy a good property.
I might end up buying nothing until now.

Early this month, i went to No Money Down Seminar by Michael Tan.
I got the chance to learn new concept of money management.. called as 6 Jars of money management.
Luckily, Milan Doshi wrote the same things in iProperty magazine.. so i have a revision article to referred to.

So, what is the 6 jars of money management?

This concept is when you consolidate your income and divide it into 6 jars or accounts. The 6 jars are as follows:

1) Financial Freedom Account or FFA
- this folows the principle of paying yourself first. Put aside at least 10% of your monthly income to be used as a seed money for your investment. Never withdraw the money for something else even if your car broke down in the middle of highway. No ATM card for this account, please.. This is solely for investment.
- amount to set aside: 10%

2) Long Terms Savings and Spendings or LTSS
- ha... this one, you put aside at least 10% of your money for big spending such as new car, holiday package, new full HD 42" LCD tv or maybe your expected baby's stuffs. This account follows the concept of delayed gratification. Hm.. new couch handbag falls under this account ya! also, your emergency fund also comes from this jars. For the car brake down case as above, you need to use this money to pay the workshops.
- amount to set aside: 10%

3) Education or EDU
- this money is for your self-development. Remember, you are from what you learn. Your mindset is the most important thing that leads your life journey. You can use this money to buy self-development books, go to seminars or even join a professional course of your choice that will upgrade you. People who are too stingy to spend money on books and seminars will end up stuck their feet at the same point. No mindset change, no strategies learnt and no progress.
- amount to set aside: 10%

4) Necessities or NEC
- haa.. this is for your living expense. Utility bills, rent, car instalment, milk and drypers for your baby.. and every necessity things for you and your family. Only 55% of the money should be used for these. If the amount is not enough, this means you cannot afford to buy something beyond this amount and you need to adjust your spending accordingly. Maybe you need to forget to buy a honda civic but only Saga BLM.
- amount to set aside: 55%

5) Play
- This is the money to treat yourself on your hard works. enjoy your favourite coffee time at a 5 star hotels, go for pedicure and manicure, spa, facial treatment, golf course or in my case, enjoying theatre shows at istana budaya with a front seat. Actually, this will teach your subconscious mind to act like a millionaire but up to the maximum budget. If you enjoy every single cents spent, you will eager to earn more so that you can enjoy more. The rule is, you must spend ALL of the money every month. You cannot carry it forward. even spouse cannot question on how you spend it. This is your own money for your own taste of life.
- amount to set aside: 10% or 5%

6) Give or GIV
- This is the money for someone else. give it to charity of your choice. Give hope to other persons to live happily. If you are a muslim, zakat can be calculated under this allocation. Not limited to less-fortunate people, you can give it to other earth occupants too such as endangered animal pr for greener earth. As for my case, i prefer one of them to be WWF as animal has a right to live on earth as us too..
- amount to set aside: 10% or 5%

According to these millionaires, every month they will do standing instruction to automatically distribute their income into 6 different bank accounts.
One bank account for one jar.
Thus, it is ensured that the proportion of money is distributed correctly and automatically all the time. Of course, different ATM card / debit card for LTSS, EDU, NEC, PLAY and GIV while no ATM card for FSS.

Friends, let us practise this money management strategy. It is the basic of millionaires mind.
It leads to balance of life too.
And you will find yourself not stucked in the same excuses as above anymore.
Personally, i like this concept as it is align with the concept of wasatiyyah and istiqamah in Islam.

saya ni pemalu orangnya... dan low profile.. hehehe
jadi saya tak suka menulis azam saya di public
tp utk matjoe, saya tulis juga sebahagian dr azam saya.

azam 2011 saya yang boleh saya kongsi di sini balance dr 4 aspek.

1) education: kalau diizinkan Allah saya mampu berusaha keras dan tabah... jika saya lulus semua paper tahun 2011, pada penghujung 2011 saya akan tamat pengajian. pengajian Bachelor of Legal Studies yg sepatutnya mengambil masa 5 thn iaitu 10 semester dpt ditamatkan dlm masa 9 semester sahaja. tapi jika tidak, saya tetap akan tabah meneruskan semester ke 10 pada awal 2012. :)

2) family: saya berazam akan mencari duit dan pergi ke Germany bersama2 mak saya. kami nak melawat adik saya dan keluarganya di sana. hm..azam ni saya sangat berharap, tp saya tahu bukan mudah. saya akan memikirkan cara termurah utk ke sana. mungkin ambil air-asia ke london then amik low-cost european flight.. atau amik train. modal mungkin pertengahan 2011 baru ada.

3) kewangan: tahun depan saya harap impian saya nak memiliki sebuah landed commercial property akan tercapai. mulai tahun depan juga, saya ingin mempraktikkan 6 jars of money sptmana yg diajar oleh milan doshi dan michael tan.

4) kesihatan: saya dan kawan saya, chan target nak lari half marathon hujung 2011. sasaran kami, penang marathon 2011. utk target ini, saya kena cukup bersedia.. wpun saya tahu at the end of the running, saya akan join kelab kaki kengkang juga (sakit kaki sbb lari) hehehe

Aman Heights - Aman III

While i went to Jusco Equine, looking for gifts for birthday girls (but end up buying jacket for myself on top of the gifts), i pass through a property booth of Aman III.. part of Aman Heights project.
As being me, i drop by myself and ask few questions.. act like a very interested buyer.
who knows i will end up as a  real interested buyer kan...

The location is in Serdang. You need to use Bukit Ikhlas route.. to be exact it is at Jalanb Bs/5.9
Are you familiar with Bayan Villa project?
from the map, it looks like nearby Bayan Villa... behind it i think.
The developer claims that are one proposed road from Aman Heights area straight to Bukit Jalil Highway.
This roads will make this area more accessible..
from KL, you dont need to  be stucked in traffic jam at Serdang Raya and at the narrow road of Sri Kembangan old town.

hm.. i have heard about this proposed road few years back..  but untill now, it has not been constructed.

Here are the details of the project

Type: Condominium of 266 units for Aman III only. There are another 2 blocks, Aman I and Aman II, fully sold out.
Price starts from rm263K after bumi discounts.

what is your first property?Where is it located?

My first property is a low-cost apartment bought from developer in Kajang. It is still under construction at that time.

Is it for own stay or for investment?

At the time i buy it, i am not so sure whether it is for my own stay or to be rented. Actually i am a little bit blur at that time, don't really plan it strategically. I just think, i can rent it to factory workers there but if it cannot be rented or the rental rate is too low and not profitable, i will stay on it. It is still in a convenience distance to travel to and from office. 20km.. 20 minutes.. ok la..
At last, i stay on it.

have u studied on property investment before the purchase? How?

Yes, i started to study on property investment since 2005. i read books on Cukup Wang hati Tenang by Hajjah Ruhani, Jutawan dari planet Jupiter, Menjadi tuan rumah Jutawan and Jutawan Hartanah by Azizi Ali. At that time, i started to build my dream to be a property millionaire as what pictured by Azizi Ali. He is absolutely my inspiration.
I remembered at that time, i started to be addicted to buy The Star on every Saturday and read all property for sale and for rent advertised in the classified there. I recycled all the other parts of The Star newspaper but not the Classified section. I remembered i saw advertisment of Vista Angkasa for sale at the price tag of 130K at that time but dont have the courage to call or make any enquiries.. sigh...
At that time, i have not yet join any property investment seminars and i am alone. i dont have friends with the same passion, same dreams. I only have few friends that also interested to buy their first property for their own use.

what makes you decide to buy it?can u tell me the stories behind?

Ok, from my self-learning, i learnt that people makes good rental return from low cost apartments. Low-cost is cheap.. affordable to buy, especially for starters like me who will feel comfortable with the price. Put your money in blur mode but still can sleep tight. :)
However, to buy a low cost apartment, i noticed that there are certain restrictions. So, looking at my salary and my condition at that time, i comply with the restrictions.. but not starting next year. Then, i know i have to buy now, not next year. Then i start to actively looking for new projects and subsale on low-cost apartment. I don't have any idea on auction yet at that moment. I am looking for an apartment with lift but not too high rise with 16 floors. i want an apartment with less than 10 floors, ample parking, quiet environment and clean.. hate to be in some flat where the lift, floors and surrounding are so dirty and congested.
So, when i met this project.. only 8 floors with lift and the surrounding is quiet.. near to government clinics and pasar malam.. i like pasar malam! Then, since this is a new project, the price is low, as set by the government... starting from 42K only.

and the best thing is, when i put the booking, it is then followed by 9 of my friends. 7 of us bought the low cost and the others bought the medium cost. I am so excited!

Did you encounter any problems or difficulties for the purchase? What and how it resolved?
I dont encounter any big problems actually.. just a little bit blurred, which financing package i should take. Also, i am short of money to pay the legal fees for the loan document because no banks give financing on it. Therefore, to settle it, I apply for KWSP withdrawal. It took 2 weeks for the money to be deposited into my bank account.

Is it your dream house? Why?
Hm.. no and yes.
No because i dream of having a kampung style house since young, with the Johorian old house design. But now, i think that dream faded away.. maybe due to progress of time.
Yes, because i paint it and maintain it in my dream style. Due to financial constraint, i do it step by step. I just bought my dream sofa for the house on last week.. after 2 years stay. Hihihihi

After the purchase, what's next?
After the purchase, i become eager to study more on property. I started to dream to buy one apartment that i noticed people are selling at 160K a year later and 180K for the 2nd year. I know i have to start doing it seriously. I started to join mini seminar by azizi ali and preview by renesial leong plus few more property investment books in my reading collection. 2 years after the 1st purchase, I able to buy that apartment at the price of 170K with mark-up s&p of 180K.

Your advice to all property virgins and home buyers out there?
Property is an investment you wont regret to do if you know what you are doing. Any time is a good time to start because it keeps increasing in value. But please don't buy it blindly or just following somebody else's talking. Do your own research. Even if you buy for your own stay, you will enjoy capital appreciation. The house is yours compared to pay rent monthly that makes your landlord smile happily.
If you have children, instead of buy an insurance with education fund, buy a house for each of them. Believe me, it generates more return to your child's education need. Even low cost apartments work.

asal masih boleh berfungsi dgnbaik, nampak elok, harga ok.. apa salahnya beli utk rumah sewa kita

kes mesin basuh td, kalau dier tak tembak awal2 dan offer technician utk dtg tgk dan baiki pd harga minimal, saya rasa saya dah puas hati dah..
dulu pernah gak beli peti ais dan mesin basuh dgn ismail. peti ais tak sejuk.
at least ismail jawab dgn elok dan paskan no technician dier kat kami supaya kami leh refer.

juga, beliau mengatakan mindset terbaik dlm pelaburan hartanah adalah bila dah membeli satu unit yang baik, jangan sesekali menjualnya.
Kenapa? hm.. kena la beli dan baca..

Harga buku rm69.90 tapi saya beli buku ni semasa attend talk milan doshi dlm seminar iProperty tahun lepas dengan harga rm60.
kalau versi BM murah sikit, rm59.90 tapi milan tak bawak versi BM masa tu.

Actually, at first, I am not so sure to pick this name. I told my friend, haruki and asked for her opinion.
She liked the name and said to me "Property Investment is like a dance. It is an experience, a journey where we learn the skills and techniques of mastering the tasks, almost like learning a dance. And because it brings so much joy and will ultimately be the key to the investor's financial freedom, a dance is a good analogy"..
Owh, she referred it to the waltz dance.

At that time, i forgot that waltz is also a kind of dancing...
yes, it is a lovely dancing...
If you dance without the correct skills, you will end up stepping on your partner's foot or even slipping down.
but with the knowledge and the correct skills, you can even dance all the night.. with laughter, fun and feel free.

Falling in love with the analogy, Haruki use propertydance for the name of her new blog, instead.

So i hope all readers will not get confused with these 2 blogs, ya!

i am acted as junior counsel, on behalf of rosie carbunde who went to a club and was fallen down from veranda due to unlocked door and the exposed 15 inches gap railing on the veranda.
the civil suit for negligence has been quashed in the trial court.
but now, 2 other counsel and i submit the case for appeal.
as hoping the justice for rosie carbunde, i pray for success to me and my team.
mooting finale is coming tomorrow. Chaiyok rohaniahnoor. chaiyok mazni. chaiyok siti asmath!
senior counsel shahril and counsel faridah can be settled.
judges? i love them.. they will behave nicely to us tomorrow.. amiinnn

perlu ke warisan merdeka?

bajet 2010 kali ni boleh la.. tak la sangat hebat tapi tak sebosan bajet tahun lepas.
(teringat pembentangan bajet tahun lepas di parlimen yg hampir2 tak mendapat undi majoriti disebabkan ahli parlimen yg suka ponteng.. hehehe..)

tapi yang saya paling rasa tak sesuai adalah bangunan warisan merdeka
apa pentingnya?
kita dah ada KLCC.. satu dunia dah kenal KLCC. mercu tanda KL dan malaysia dah kukuh.
Pengalaman saya bila menghadiri seminar yg dihadiri delegasi luar negara, mereka mesti nak curi masa ke KLCC dan tangkap gambar.
Lembah Klang dah pun mengalami lambakan unit pejabat. banyak juga bangunan pejabat yang kosong tidak disewa.
5 billion banyak tu..kalau dlm keadaan malaysia tengah banyak duit, takper la..
ni banyak bajet projek2 yg jabatan kerajaan nak buat utk rakyat terpaksa potong, nak spend 5 billion mcm tu je...
kawasan tu pun saya secara peribadi tak setuju. dulu pejabat saya di situ.. kawasan tu tenang.. penuh dengan nilai sejarah. Victoria Institution, stadium merdeka, stadium negara..
ye mungkin pembangunan menara ni akan meningkatkan nilai hartanah di sekitar, termasuk la sewa flat2 di jalan kenanga...
alamak.. ada flat dekat dgn bakal bangunan tertinggi di malaysia? hehehe....

hm.. jangan sampai VI terkorban sepertimana terkorbannya penjara pudu...

Unipark dah ada penyewa

Rumah Unipark kawan saya yg saya dok perkatakan sejak dua menjak ni dah pun ada penyewa.
Student KLIUC chineese dari Brunei.
Mak dia call dr Brunei utk deal rumah ni.
Dah jumpa anaknya sabtu lepas, alhamdulillah kedua2 belah pihak gembira dan bersetuju teruskan deal.
So, saya dah book perabot. Rumah pun dah cuci.
tunggu perabot sampai dan saya mencari mesin basuh dan peti ais.
Tengok lusa insya allah sempat shopping
Kemudian cari kerusi dan langsir.. mungkin nak ke ikea.
did i just mention IKEA? wow! menarik tertarik!

Mak student ni kata, anak dia nak cari rumah sewa sebab tak puas hati dgn asrama KLIUC.
Saya tanya la anaknya kenapa?
anaknya kata, ada 3 sebab utama.
pertama, dia tak merokok. Jadi bila ramai budak2 kat hostel tu merokok, dia tak tahan.
Tak tahan dengan bau sampai boleh mengangu ketenangan hidup dan study dia.
Kedua, sebab faktor kebersihan.
Dia cakap, walaupun toilet ni hari2 ada org cuci, tapi tak nampak bersih pun.
sebab pengguna toilet tu tak tahu menggunakan tandai dengan cara yg bersih.
Cerita detailnya tak sesuai ditulis di sini tp boleh saya katakan antara punca masalah kebersihan ni adalah awang hitam yg ramai kat asrama tu la...
setakat ni nampak awang hitam kat Unipark masih terkawal..
jangan la mereka memenuhi Unipark nanti... huhuhu
sebab ke3 pulak sebab susah nak guna mesin basuh.
ada 4 mesin basuh yang mengunakan syiling di sana utk kemudahan student.
tp mesin2 ni selalu rosak. ada waktunya hanya 1 je yg berfungsi tp kena tunggu la pulak..
dryer pun selalu meragam.
ada satu ketika tu, dia dok tunggu dryer tu keringkan cadar yg dia basuh.
dryer ambil masa selama 45minit.
sekali tengok cadar yng dia basuh tu tak kering pun...masih basah tp panas.
hehe.. kesian budak-budak...
tu yg dia frudt dan nak duduk di condo ni.

Ok, penyewa nak pindah masuk 1 november 2010, sepatutnya masih banyak masa.
tp saya ada exam minggu depan. so saya yg dah takde masa.
by hook or by crook, rumah mesti siap paling lewat Jumaat!

Kitchen Cabinet Unipark

minggu lepas, hari jumaat rumah unipark kawan saya telah selamat pasang kitchen cabinet.
sebenarnya saya dah survey harga sejak minggu lepas.
tp harga yg saya dapat mahal la.
kabinet ni tak besar. kami nak buat bawah je.. L shape, 46 inci panjang dan 76 inci panjang.
sorg kontraktor melayu tu minta 1700.. abis kurang dah..
ada tanya sorg kontraktor melayu gak yang tengah buat untuk rumah tingkat 13 tu.. legi gila harga dia.
ada ke patut minta rm3K utk bawah sahaja.. tapi pakai tile la..
adeh.. pedih usus dengar harga tu.

saya call dia.
rupanya dia dah tak join patric sekarang.. buat marketing sendiri...
kilang pun dah pindah ke bandar teknologi kajang.. dulu kat cheras.. dekat daaa dgn rumah saya.

saya call dia, of course dia masih ingat saya.
tak ramai pompuan comel kat area bandar tek buat wardrobe dan minta baiki tabletop kot.. hehe

kami set appointment, anak dia, jeff datang.
pendek cerita bila dah ukur, harga dpt kurang rm1350 sahaja.. baik punya...
mungkin sebab saya regular customer dia kan..

selasa dtg ukur, kami set jumaat pasang
dan inilah hasilnya... tara...!!

alhamdulillah hasilnya cantik.. sangat cantik
saya gabra juga sebab saya yang pilih warna kayu tu.. hehehe..
kalau tak cantik, malulah saya pada member saya nnt.. dan member2 study saya yg tgk gambar ni.
mesti nnt mereka kata saya takde taste.. huhuhu
tp bila tgk cantik, alhamdulillah.. not bad juga taste saya pada kitchen cabinet ni... hehe

sink dan hob tu pun saya beli sendiri. marayau2 mencari hob dan sink yang murah.
rupanya tips yg jeff bg kat saya, kalau nak beli sink, jgn beli kat showroom brg dapur. mahal
cari kedai jual tiles. kat belakang tu biasanya ada sink..
ilmu yg sangat berguna.

kebetulan pula tile dkt besi sebelah kiri yg pegang sink lama tu ada lompang simen kat belakangnya.
so bila pekerja jeff tarik besi tu, tiles tu pecah.
yang belah kanan ok sebab mmg simen full.
nampaknya saya nak buat aduan lagi la ke management unipark.
defect mereka asalnya ni
kalau tak disebabkan simen tu lompang, tiles takkan pecah.
kesian tgk pekerja yg pasang ni, jari dier habuis berdarah2 masa tile ni pecah kena jari dia.
habis baju kena darah.
tu yg dier terpaksa pasang tanpa berbaju tu... huhuhu

hm.. defect aritu pun mereka tak abis baiki lagi...
bukan nak memberi komen negatif, tp rumah kos rendah yg saya beli dgn harga 42K tu pun kualiti cat dan finishing lebih kemas dan teliti dr kondo harga lebih 200K ni.
nampak mcm protasco dan ikram ni mmg terer buat jalan raya.. tp tak cukup teliti utk memastikan kekemasan finishing rumah.. huhuhu

unipark kawan

lama menyelam..
sebenarnya diam dlm blog je.. orgnya kat luar? ligat!
exam saya akan mula pd 27 oktober ni.
tadi baru je hantar mooting submission.next 2 week pulak ada 2 test dan mooting.
ni belum kira islamic family law lagi.. next week ada presentation. test pulak lecturer belum tetapkan tarikh.. adeh!

selain study, saya sibuk bantu kawan saya siapkan rumah unipark dia.
kawan saya ni duduk jauh... kerja jauh.
so dia minta saya bantu dia dari ambil kunci sampai la rumah tu disewakan.

unipark ni, kalau pembaca blog saya dah floow blog ni lama, mesti perasan saya pernah tulis review pasal projek ni.
tp masa tu unit yg dijual dah blok B. Blok A dah sold put.
yg dah dpt kunci ni blok A.
setakat ni, berdasarkan apa yg saya nampak pada blok A ni, projek ni mmg terbukti projek yang bagus. mmg sangat berpotensi.
menyesal pula saya tak grab satu unit blok B dulu... huhuhu

bila saya dah collect key, perkara pertama yg saya buat adalah check defect.
adakah saya yg cerewet atau kontraktornya mmg buat kerja semborono?
saya jumpa 48 defect!
tapi kebanyakannya bukan defect besar.. yg kecik2 je dan boleh settle cepat.
cthnya mcm cat comot, simen terpercik atas tile, cat tak rata, dinding ada lubang kecik.
tp ada juga yg agak sederhana besarnya seperti tile ada scratch, penutup lubang sink berkarat, masalah tangki flush dan kayu pintu terkopek-kopek.
setiap defect saya tanda dengan masking tape dan saya nomborkan satu persatu.
nombor pada masking tape adalah nombor yg sama dgn nombor defect pd borang.
ini supaya pihak developer senang nak nampak defect tu kat mana.

tempoh baiki defect adalah sebulan.
hm.. bermakna esok dateline nya.
setakat khamis lepas, masih banyak defect kecik2 belum dibaiki.
tgk la esok lusa macamana...

ok lah.. tak boleh nak cerita detail pasal projek unipark ni.
saya terpaksa sambung lain kali.
sebab assignment belum siap lagi.. aiyakkkk

sabtu lepas juga, 18/9/2010 adik bongsu saya, itah, yg juga satu2 nya adik saya yg masih di malaysia ketika itu sudah pun terbang ke california, USA.
beliau menyambung 2 thn pelajarannya di sana untuk melengkapkan ijazah dia.
Terima kasih banyak2 kepada MARA kerana memberi pinjaman kepada dia.
MARA juga lah yg pernah memberi pinjaman boleh ubah kepada saya dulu.. terima kasih...

balik pada adik saya, dia ni duduk dgn saya sebelum ni..
dier lah yg banyak menolong saya membasuh rumah, memasang langsir, mengecat rumah
dan kadang2 meneman saya pergi visit show unit dan survey rumah...

dia ni tak pernah naik kapal terbang selama ni.
sekali naik, terus amik flight yg berbelas2 jam utk sampai... :p
yang menariknya.. perjalanan 16 jam tp seolah2 dia ambil masa 3 jam je utk sampai.
sebab flight dia pukul 3.15 ptg sabtu di klia dan sampai di Las Angeles pukul 6.15 ptg sabtu..
untung masa kan!

selain itah, siti (adik saya yg kat german sekarang ni), zahim (suami siti) dan mak mmg geng tetap untuk saling bantu membantu mengecat, memindah barang, berkenduri, melancong, berkemas untuk raya dan sekali sekala bergaduh adik beradik.. hehehe
(kakak dan abang2 saya jarang dpt join aktiviti mcm ni sebab masing2 dah ada keluarga yg makin membesar).

Tapi bila siti dan itah dah takde ni, nampaknya saya dgn mak je yg tinggal..
memandangkan mak pulak di pahang, nampaknya saya sorg2 je la di perantauan.. di lembah klang ni... huhuhu...
(er.. boleh kira saya ni anak rantau la kan...)
so, bila itah mengikut jejak siti terbang ke luar negara, saya terasa sayu...
terasa kehilangan adik2 yg juga kawan karib susah senang selama ni
tambahan pula sebab itah ni housemate saya.. wpun housemate duduk free...hehe
dah lah tu, terdapat salah faham maklumat menyebabkan saya, kakak saya dan keluarganya tak sempat nak bersalaman dgn itah sebelum beliau masuk ke dlm balai pelepasan..
sempat tgk bila dier beratur kat imigresen kat bawah je.. huhuhu

tapi nasib baik lah ada FB.. masih boleh lagi berbual, berborak dan mengutuk.. wpun tak jumpa orgnya secara real..
nasib baik juga minggu ni jadual saya padat.. so, sedih dlm hati tu boleh la dibuat2 macho.. hahaha

kepada itah, selamat jalan.. jaga diri di tempat orang..
belajar elok2.. study smart and study hard..
kami di malaysia ni sentiasa mendoakan kejayaan itah di sana...

Ok, i have written about Alam Idaman, rite?
Alam Idaman is the 3rd phase of the total mixed development plan of Crest Builder.
Recently, they launched the 5th phase project, a boutique office named as Avenue Crest.
It is freehold, priced starting from RM168K for the smallest unit of 527 sqft.
ABout rm320K per sqft.

Located at Batu 3 Shah Alam, opposite Kilang Gula CSR and nearby Subang Andaman site.
Easy accessible from Elite Highway, Federal Highway, KESAS, NKVE and Guthrie.
Yeah, from Elite highway, if you are coming from Putra Heights or south towards North, it will be just on your rights side while Alam Idaman will be on your left side.
There are 495 units available altogether.

The design of the building, for me somehow, might look like a condo.
But i am not alone. When i went to the launching event, the salesperson told me that there are number of people drop by thinking that it is a new condo project.
Hm.. maybe Crest Builder purposely does not mention 'Office' on the bunting hang along the road at Batu 3 area to attract the home buyers' interest. Marketing tactics maa....

Currently, the shop office nearby the site still have vacant units. not yet to be rented.
There is one budget hotel there, car showroom, restaurants but still quiet despite the traffic jam on the mainroad,
However, i believe that all units will be full one day.. but when is the day?
Looks like Avenue Crest will help these shop offices to be hot picks, not otherwise.
However, in terms of appreciation, Puri Ayu and Indah Ria has appreciate a lot even though just 2 years after vacant possession.

Actually for this price, i am of the opinion that it is not difficult to get positive cashflow.
Just, dont forget that there are one competitor opposite the federal highway.
The Qube, another office and retail center.. leasehold but almost sold out.
Only bumi units left.

The developer is Goodwill Polygon Sdn Bhd .
They even generous to give away one free samsung smartphone for those referring buyer to them.
however the price for qube is a lil bit higher.. am i mention a lil bit?
soryy, actually a lot higher.
Qube is sold at rm500++ persqft.
Maybe because they inject green technology and good feng shui element inside, this give the valuation good reason for the higher value.

Telah pelbagai kali saya membaca, diingatkan dan mengingatkan tentang pentingnya team yang bagus bagi seorang pelabur hartanah.

kata juanita, hubungan kita dgn mereka ber5 ni perlu baik..
bukan sekadar semasa kita memerlukan perkhidmatan mereka, baru kita mencari mereka.
sebagai contoh, mereka sendiri apabila ke luar negara dan terjumpa souvenir yang menarik, mereka akan teringat untuk membelikannya kepada 5 org bestfriend ini.
anggap mereka sebagai rakan dan keluarga
dan tunjukkan kepada mereka bahawa walaupun kita sedang bercuti, kita tetap ingat mereka.

menjadi anak murid yg baik, saya cuba mengikut jejak langkah mereka
jadi, minggu lepas saya pegi shopping hamper raya utk banker, lawyer, electrician dan tenant saya yg beragama islam.
tapi utk lawyer saya, puan hazlin, yg paling mahal la antara hamper2 tu semua.
sebab mmg dah lama saya nak bgtau dia saya amat berterimakasih pada pertolongan dan bantuan yg diberikan kepada saya selama ni.

trend baru kadar faedah pinjaman bank

akhir-akhir ni saya ada bantu kakak dan kawan saya nego interest rate utk pinjaman perumahan mereka.
hm.. nampak trend berubah sedikit sekarang kan...
dulu masa saya mula2 saya beli rumah pada thn 2006, bank akan offer kadar yang rendah utk non-zero moving cost dan kadar yg lebih tinggi utk zero moving cost.
sebab kalau mereka keluar duit utk bayar peguam, mereka caj lebih la kepada customer.
pada masa dulu, bank banyak wajibkan mrta diambil sekali dgn loan. takde pilihan.
tapi bila persaingan makin kuat, mrta dah bukan satu kewajipan.
ambil atau tidak, takde masalah dan tidak memberi kesan pada kadar faedah pinjaman.

maka apabila ekonomi malaysia sedikit tenat pada hujung 2008 dan 2009, kita dapat lihat bank berlumba-lumba menawarkan kadar pinjaman sehingga BLR - 2.20 kepada peminjam yg berkeupayaan.
ye, saya sebut berkeupayaan sebab pada pendapat saya, pada masa ni, bank sangat selective kepada pemohon yg mereka rasa benar2 rasa yakin sahaja.
mungkin utk mengimbangi semula kadar pinjaman yg rendah...
yelah.. kalau tidak, terlalu banyak pinjaman yg diluluskan pun memberi kesan kurg baik kepada ekonomi negara.

kemudian pada tahun lepas, melihatkan kepada perlumbaan kadar pinjaman ini memberi kekeliruan kepada sesetengah pelanggan yg kurang arif (tapi saya tak rasa keliru pun.. dah namanya persaingan.. kan?), Bank negara telah mengeluarkan peraturan menyeragamkan kadar pinjaman kepada BLR - 1.80.
tiada lagi zero moving cost atau non-zero moving cost.
natijahnya, kadar pinjaman lebih tinggi dan seragam, serta pelanggan yg tak mampu bayar peguam dengan cash, perlu memasukkan amaun tersebut dlm pinjaman.
maka jumlah pinjaman menjadi lebih besar, mungkin 3k lebih tinggi atau lebih.. belum campur mrta lagi..

Tapi sekarang ni trend berubah pula.
kalau ambil mrta dengan bank, akan dapat kadar pinjaman lebih rendah berbanding tak ambil mrta dengan mereka.
mulalah pelanggan ditawarkan BLR-1.8 tanpa mrta atau BLR - 2.0 atau lebih rendah lagi dengan mrta.
tp yg menariknya, mrta tak perlulah ambil utk tempoh yang lama atau sepanjang tempoh pinjaman.
loan 35tahun, tapi takper kalau nak ambil mrta 5 tahun je.. bank tak kisah..
asal ada ambil mrta.

sebagai peminjam, saya biasanya cadangkan ambil mrta.
cuma kena fikirkan la..
sama ada nak ambil dengan bank yg dah ada certain rate tertentu dan link-up dengan sykt insurans tertentu
atau kita beli sendiri di luar, buat homework sdr syt insurans atau takaful mana menawarkan mrta terbaik dan termurah dengan ejen pilihan kita sendiri.

namun melihat kepada trend baru penawaran kadar pinjaman ini, nampaknya saya cadangkan kepada kakak dan kawan2 saya untuk ambil sajalah pinjaman dengan mrta.
supaya dpt rate yg lebih rendah
tp mereka tak perlu ambil panjang la kalau ada hajat nak jual atau refinance.
5 - 10 tahun pun dah cukup
asal bank gembira, kita pun gembira... kan?

Last 3 days are a very meaning ful days to me.. and of course to other 300 people too.
because we are so lucky that among the universe, we are picked to attend the 3 days Property Millionaire Challenge Seminars, including my friends, fara, firdaus dan shariza!
i am so lucky i was handpicked by Michael tan to be one of the 12 contestants for the challenge.

In the 3 days, we had a chance to be trained by the great taikos of Michael Tan, Juanita Chin, Dr Peter Yee, Ho Chin Soon, Nancy Ng and Gavin Tee...
Lots and lots of their secret revealed.
I remembered asking question in public to the panels..
i remembered having lunch time ( but i dont eat la.. puasa..) with dr peter yee and talked to him personally
i remembered the great goals we shared together in my group
i remembered the precious time i had with fara, firdaus and shariza along the way
i remembered the declarations we share and said it out loud
i remembered the interview sessions that made me blank talking in front of 2 cameras and big light.
we had a great hu ha!
we had a great woosh!
we had a great flipper or keeper game.
and I know my mindset has changed, my technique will change and we will achieve every single things in our goals together.

i can't write a lot actually about the seminar because it was so great that makes me speechless.
one think for sure, for all my new property-millionaires-to be, i love you all!
lets do it together!

wah.. nampaknya kesibukankerja dan study melewatkan saya utk menulis cerita ini

sabtu mlm ahad lepas saya ke mini seminar Property Intensive oleh Milan Doshi di Cititel, MidValley.
seminar ni kejap je.. dr pukul 7.00 mlm - 10.00 mlm
break solat maghrib sendiri-sendiri la ye...
saya sebenarnya dah 2 kali attend seminar beliau semasa luxury property expo dan iProperty expo.
tapi tu 2 jam je...

kali ni dpt attend seminar 4 jam, mmg girang tak terkata.
dapat 2 voucher masuk masa saya beli vcd seminar beliau.
oleh kerana kawan saya a.ka geng seminar hartanah saya pun dpt 2 voucher maka saya ada extra seat la...
tu yg saya teringat nak ajak blogger ctfarazila.
alhamdulillah fara setuju.. ada rezeki jumpa dia 'live'
wohohooo.. peluang jumpa milan doshi dan blogger ctfarazila dlm satu masa mmg hebat!

sebenarnya oleh kerana saya dah membeli vcd seminar beliau, maka separuh dr content seminar ni saya dah tahu.
biar saya petik tips beliau yg menarik

Network with like-minded people.
bermakna siapa yg kita kenal dan hang out menentukan net worth kita.
kalau mereka tu jenis yg suka boros berbelanja, kita pun akan jadi mcm tu
kalau mereka jenis yg bijak dlm investment, kita juga akan terikut.
alhamdulillah saya selalu lepak dan pergi seminar dgn kawan saya tu. kami sama2 minat hartanah.
dan alhamdulillah saya selalu hang out di 'kerajaan langit' (istilah kawan saya, niza) melalui blog blog kawan2 property investor yg lain dan forum2 property.

tapi yg paling saya suka adalah Asset Allocation Strategy beliau.
Beliau pernah kongsikan dlm majalah iProperty sebelum ni..

Piramid ni menunjukkan strategi investment kita dan masa yg perlu diperuntukkan utk investment tu.
kalau investment kita bernilai 1 juta, 60% mestilah dari jenis pelaburan hartanah.
30% sahaja dr stocks dan kurg 5% untuk forex dan options.
begitu juga dgn masa yg kita habiskan... berkadaran dgn jumlah investment ini.

ok, untuk maklumat lebih, jemputlah menghadiri seminar2 seperti ini di lain masa.

kristal heights

after almost one months the sale of kristal heights launched, i realise there are still no property review on kristal heights.. after did google and tried few keywords.
i only found a newspaper article copy pasted in few websites and blogs..
so, i think i should do it.. hope it is not too late, even i think it is really really almost sold out.

ok, kristal heights is a latest project of pkns.
pkns called it 'high cost apartment'.
i think it can be called condo.

situated at the prime area of section 7, shah alam... or previously we informally call it section 7 tambahan.
just in front of uitm shah alam's back gate, very near to the under-construction shah alam hospital, i-city, unisel and the coming international schools.
(i dont really know where the location of the international school but some buyers said so and i verified it when asked uncle google).
easy accessible to federal highway which will leads to guthrie, elite highway and kesas.

it is leasehold.. standard la pkns...
300 unit, 10 floor altogather.. semi-d layout.
only 1 type: 1003 sqft, 3 bedrooms and 2 bathrooms.
maintenance about rm200 per month.

vacant possession is expected by the end of this year.
the building is already complete. just electrical works, landscaping and maybe some other works need to be done.

facilities provided are:
- swimming pool
- children playground
- laundry
- multipurpose hall
- children daycare
- cafetaria
- covered car park
- gym
- 24 hour security

all units come with 2 free car park and free s&p legal fee.

pricing starts at rm263K before bumi discounts which translate to rm262K per sqft.
after bumi discount, the price is rm245K, means rm244 persqft.
too expensive?
persanda in section 13 are selling at rm230 per sqft. leasehold.
anggerik mutiara at section 15 is sold last year at the price tag of rm 222 per sqft. leasehold.
indah ria at section 22 is currently sold at about rm200 per sqft.
kristal condo in section 7 is sold at 230 per sqft early this year.

so, rm245K for brand new kristal heights is a lil bit expensive but the low-density justify it.
hey, it is not supposed to be high density like kristal condo or baiduri apartment.
i think it is more suitable for own stay or for rental to the expats working at i-city.
but maybe due to the price and the overloaded of university students there, there will be rich students or foreign students able to stay there too.. with more peace and privacy.

i went to the launching day.
within 1 day, i think more than 70% sold out.
most of the buyers are malay. maybe about 10% are non-bumi.
i was there too.. and here are photos taken from the scene.
sorry for the bad quality.. that is the only camera i got at that day.


penyewa ada exclusive possession right

petang tadi saya ke sales gallery domain a.k.a sales office domain neocyber.
sampainya je saya di sana saya nampak hendra, salesperson domain, sedang berbual dengan seorang perempuan foreigner.
saya menegur hendra.
terus hendra bertanya, " ada rumah kosong lagi tak?" merujuk pada domain la tu..
saya jawab la "takde.. kawan2 owner domain pun setahu saya rumah diorg dah penuh".

then hendra bercerita depan2 perempuan tu yg budak perempuan tu tgh cari rumah kosong nak sewa.
kata hendra, dulu budak pompuan tu sewa di domain
duduk sorg2 sewa rm1700
tp oleh kerana ayah dia tak kasi dia duduk sorg, dier pun pindah..sewa satu bilik di cyberia smarthomes townhouse.
malang nasib dia, rumah yg dia duduk tu tuan rumah dia sewenang-wenangnya keluar masuk tanpa kebenaran mereka..
masuk diam2, check rumah katanya.
malahan ada beberapa barang berharga seperti digital camera, handphone hilang.
mereka syak tuan rumah la ambil.
tuan rumah siap ada pasang cctv lagi diam-diam.
nak dijadikan cerita, rupanya dlm tenancy agreement tu, mmg dah ada tercatat yg tuan rumah boleh memasuki rumah tu bila2 masa tanpa kebenaran penyewa... teruknya!

ok, saya nak memberi sedikit komen tentang perkara ini.
sebenarnya di dalam kanun tanah negara, apabila seseorang mempunyai title sekeping tanah atau sebuah rumah (sebab rumah kan dibina atas tanah), beliau boleh menikmati tanah tersebut mengikut peruntukan undang2,
di antaranya adalah posession right atau hak pemilikan tanah.
dia boleh keluar masuk sesuka ati, nak buat apa pun kat tanah dia tu selagi tak melanggar peruntukan undang atau nak menyewakan atau mencagarkan tanah kepada bank, mahupun nak menjualnya.

namun apabila pemilik title ini menyewakan atau memajakkan tanah / rumah kepada individu lain, possession right itu dipindahkan dari dia kepada penyewa atau pemajak tersebut.
dlm kata lain, penyewa atau pemajak tanah / rumah tersebut kini mempunyai exclusive possession right ke atas tanah itu.

exclusive possession right memberikan hak yang sama ke atas tanah / rumah tersebut, kecuali hak ke atas title sahaja.
maknanya, semua hak dia ada kecuali tidak menjadi tuan punya tanah / rumah je.
penyewa boleh keluar masuk sesuka hati, bebas melakukan aktiviti di dalam rumah tersebut selagi tidak melanggar peraturan, menguncinya, menikmati hasil tanaman dlm kawasan rumah tersebut serta hak menyaman penceroboh atau org sekeliling yg mengganggu keamanan dia sebagai penyewa rumah tersebut.

itu sebabnya kalau kita kena gi baiki rumah yang telah disewa dan perlu masuk ke dalam rumah atau kawasan rumah, kita perlu meminta kebenaran penyewa dulu.
biasanya dlm agreement sewaan saya, saya akan masukkan clause yg saya akan meminta kebenaran mereka dan mereka perlu membenarkan saya masuk pada waktu yg dirasakan sesuai oleh kedua belah pihak.
kalau kita main masuk je, kita dikira menceroboh, sebab posession right ke atas rumh tersebut bukan pada kita dah.. tp pada penyewa.
kalau penyewa tak bayar sewa pun kita tak boleh senang2 je kuncikan rumah dia...
kita dikira menceroboh hak dia dah kita boleh disaman.

sebagai tuan rumah yg jujur dan menghormati peraturan, kita perlu hormat perkara ini dan tidak mengambil kesempatan atau melakukan perbuatan yg berniat jahat kepada mereka.
kita sdr pun tak suka kan kalau kita menyewa rumah tp tuan rumah tu boleh keluar masuk sesuka hati.

perbuatan tuan rumah ni memasukkan clause yg dia boleh keluar masuk sesuka hati mmg salah dan tidak beretika.
kena pulak penyewa yg ignorant, tak baca perjanjian betul2.. main sain je..
tuan rumah pula mengambi kesempatan atas kelemahan dan keterdesakan mereka.
ni dah kira salah bawah undue influence ni..

hendra ckp dah beberapa org penyewa cyberia yg mengalami kes yg sama dtg mengadu kat dier dan kat balai polis.
tp since clause tu ada dlm agreement, polis tak boleh buat apa..
ada juga kes yg langsung takde written agreement.. pun polis tak boleh buat apa2..

come on tuan rumah malaysia, jgn la buat macam ni...
jaga la nama baik kita rakyat malaysia..
penyewa ni pun bukan dr keluarga yg takde pangkat dan kedudukan di negara mereka.
Ingat, polis mungkin tak boleh nak buat apa2
tapi kalau dia ada cukup bukti dan cukup duit utk upah peguam, dier boleh saman tuan rumah kerana menceroboh (tresspass) dan undue influence.
ni dah jadi kes sivil, bukan kes jenayah.
dan dia boleh tuntut pampasan atau damages atas kerugian yang dia alami.

ok, balik pada kisah budak perempuan tadi...
sekarang ni kontrak sewaan housemate perempuan tu dah nak tamat hujung bulan.
tuan rumah keep on masuk rumah.
famili budak perempuan tu pulak nak dtg sini melawat
budak perempuan tu dah sangat terdesak utk mendapatkan sebuah rumah
kalau boleh nak di domain la...

jadi, kalau ada kawan2 pembaca blog saya yg ada unit kosong di domain dlm masa ini, boleh la bgtau saya atau call hendra direct 0133954102.
setakat tadi, dier sanggup menyewa 1700 utk satu unit terus.
tp mungkin kalau just ada bilik kosong atau kadar yg bebeza, boleh cuba bincang dan tawarkan juga.

by the way, budak pompuan ni dr oman, student MMU.
bapanya org besar di kementerian pelajaran oman.
hendra kenal baik pompuan ni.. kata hendra dier penyewa yg baik.

hm.. harapan saya akan ada kesudahan yg baik pada beliau.
