RPGT only for real estate gained within 5 years

Alhamdulillah...
complaints from property buyers through newspaper and blogs are heard.
Our PM has just announced yesterday that RPGT will only be imposed on properties gained within 5 years.
meaning that, if you buy the property more that 5 years ago, no tax on you.
The tax rate is remain at 5%.

1120 Park Avenue dah hampir sold out


Siang tadi saya ke show house 1120 Park Avenue.
Ramai sungguh yang datang.
chineese dan melayu.
masa saya datang tu ada 6 unit je lagi yang tinggal. itu pun di floor paling bawah.
paling murah dalam 186K.

apa yg menarik tentang projek ni adalah:
-lokasi yg strategi. dekat dgn sunway, subang jaya, puchong, jln klang lama, kuchai lama, bangsar.
- developer yg mempunyai reputasi yg baik. Mereka ni merupakan developer yg membangunkan kondominiun papillon di taman desa.
-Harga dan maintenance fee yg sgt menarik. namun begitu, harga yg menarik ini diimbangi dengan hanya kemudahan yg basic je yg ada si kondo ni., gym pun takde..
-hanya bayar 10% sahaja, tiada progress payment sepanjang 3 thn development. developer pula akan refund wang rebet dlm bentuk bayaran bulanan selama setahun setengah lebih kurg rm600++ sebulan.

yang kurang menarik
- leasehold
- tapak bekas lombong

bila saya tinggalkan show house tu, satu unit dah dibeli.
so, setakat pukul 1.00 tghari tadi, ada 5 unit lagi.
melihat kepada bilangan yg datang ke show house tadi, tak mustahil petang tadi atau pagi esok akan sold out kesemuanya.

exam result dah keluar



exam result utk semester ke5 saya telah keluar.
alhamdulillah.. lulus semua.. malah lebih baik lagi result kali ini.
lebih baik dr last sem.
alhamdulilalh.. dalam pada saya sibuk membantu kawan saya menyiapkan rumah mereka di vista angkasa dan kajang, ditambah dengan rumah domain saya dan mazni sendiri
saya masih berpeluang study dan buat assignment sebaik mungkin.
terima kasih kepada rakan2 study kerana saling bantu membantu..
mazni, huda, anim, mayah, asmath, zee.. terima kasih banyak2..

syukur juga kerana korang semua juga lulus semua paper kali ni.

terima kasih juga kepada rakan2 saya yg lain yg mendoakan saya dlm pperiksaan ni..
kepada ayat yg menghantar sms mberi semangat

negatif cashflow.. should buy or not?

this entry is conjunction with one of my old friend's dilemma whether to buy or not to buy an apartment in shah alam.

friend,
if you want to buy an apartment
for solely investment purpose
then you calculate that the monthly payment is rm750
and let say the maintenance is rm150
so, your monthly commitment is 750+ 150 = rm900 excluding quit rent and assessment
then you find out that the projected or current rental asking price is only rm850
and according to the location, the capital appreciation will not going to increase tremendously within 5 years
what should you do?

my advice is just simply dont buy
you have negative cashflow of rm50 per month
rm50 * 12 months = rm600 loss per year
if you hold it for 5 years means 6,00* 5 years = rm3,000 loss per months

we invest to make profit right..
so dont buy.
buy many other properties that surely and very high probability will give you a positive cash flow.
there are lots of these profitable property out there.. just find them.

once you get a negative cashflow, it will affect your limited resource
you need to pump in your salary into the monthly repayment
and this will affect your future investment portfolio..
will affect your buying power for your daily expenses too..

so, don't hesitate.
just ignore it, cancel its booking or sell it the fastest you can
for the loss or deposit you have spent, consider it as your property investment learning fee...

(for me, if the monthly repayment is rm900, the minimun rental rate should be rm1080..
use azizi ali's formula..
10 months rental income should enough to cover one year's commitment.
(900*12)/10 = 1080

the balance 2 months is for gap between tenant moving out and moving in and also repairing cost.)

kawan baru - owner domain

petang semalam saya telah berjumpa dan borak2 dgn seorang kenalan baru..
dah kenal lama tru blog saya dan phone tp ni baru berjumpa
seorang tuan punya domain @neocyber yg telah gunakan saya as referral.
alhamdulillah.. dia dpt kunci bulan lepas, terus furnish dan sekarang dah pun disewakan dgn harga rm1700 satu rumah terus kepada expat.

nak pasang streamyx?



pada masa sekarang ni dah ada bermacam alternatif broadband atau jalur lebar yg boleh kita pilih..
ada streamyx.. celcom broadband.. maxis broadband.. digi broandband.. P1 wimax.. amax wimax.. dan macam2 lagi yg akan muncul.

dulu saya pakai celcom broadband.
mmg syok bila pergi mana2 ada line internet.
tp internet tu laju bila kat area2 tertentu je..
area yg hot.. mcm tgh2 bandar kl.. kuching.. kota kinabalu..
tp bila kawasan tak berapa hot, harapkan gprs je.. lembab giler!
masa tu.. thn 2007 - awal 2008, saya ingat lagi.. kat jln klang lama pun cuma dpt gprs. tak dpt 3G!
kat putrajaya pun..
kat rumah sewa saya di desa pinggiran putra lagi teruk. elok lagi di rumah saya di jengka.
bila pindah kajang pun saya kechewa..
last-last saya terminate celcom broadband tu.
puas hati

then saya teringat kalau kat pejabat, bila kami nak dload atau akses internet melibatkan data yg banyak, kami suka guna sambungan kabel.
istilah sebenarnya adalah wired.
walau sehebat mana pun wireless atau wifi, wired ttp lebih stabil.
dial up tmnet 54kbps jauh lebih laju dr gprs celcom.

so, akhirnya saya guna streamyx di rumah
apply line telefon.. apply streamyx.
ambil pakej combo rm60 sebulan utk 384kbps.. unlimited..
jauh saya sangat berpuas hati.
walaupun tak boleh di bawa kemana saja, tp once saya di rumah, saya dpt akses internet dgn kelajuan yg saya selesa.

utk rumah sewa di cyberjaya pun saya daftar streamyx.
yg tu rm110 utk 1mbps.
tenant saya nak yg lebih laju.
utk pakej di cyberjaya, saya ambil yg sekali dgn wifi.

pakej baru ni, dgn serendah rm60, tm bg sekali wireless router.
so, boleh create wifi di rumah..
tak perlu la pakai kabel kalau nak akses internet.
tak perlu juga beli alat tambahan.
tp macam di rumah saya ni, masa tu belum ada pakej wifi.
saya cuma dpt satu modem utk wired.
then saya beli satu d-link wireless router..
buat wifi dan dtp sambung sehingga 4 komputer wired.

setakat ni saya puas hati dgn prestasi streamyx
cuma saya tak puas hati dgn kelembapan tm nak pasang line telefon
kena tunggu 3 minggu - lebih sebulan baru la tm dtg pasang line
tp once line telefon dah masuk, streamyx installation dan pendaftaran akaiun kejap je
dlm beberapa hari dah settle.
collect kotak streamyx in a box
buat pemasangan sendiri
kalau tak confident, boleh minta tolong kontraktor tm pasangkan
cuma ada caj la.. rm150

so, kesimpulannya saya happy dgn streamyx.

kalau kawan2 ada nak pasang streamyx kat rumah atau rumah sewa kawan2, boleh la hubungi saya.
tak payah susah2 beratur lama2 kat kedai tm
contact saya, saya cuma perlukan:
1) nama penuh
2) no ic dan salinan ic
3) no tel umh yg nak link ke streamyx tu
4)no tel utk dihubungi - hp boleh
5) alamat pemasangan
6) package mana
7) streamyx tu nak pasang sendiri atau nak TM pasangkan. Caj rm150 kalau TM pasangkan.

yg bab2 value added tu, saya tak berani nak rekemen sbb saya ada tbaca beberapa aduan tak puas hati tentg perkara2 tu.
so saya cadang kawan2 amik pakej streamyx combo ni je..
384kpbs - rm60
512kbps - rm90
1 Mbps - rm110
2 mbps - rm140

Sehingga hujung tahun ni, yuran activation sebanyak rm75 dan yuran pemasangan sebanyak rm88 akan dikecualikan. so, mcm rumah domain saya, saya just bayar rm30 je kepada kontraktor yg pasang line telefon tu.
kalau kawan2 dah ada line telefon, mmg takde caj langsung la..
kalau berminat, boleh email saya atau sms saya ye..

They will give away RM 2K vouchers for IKEA products.

To book, you need to pay RM 2K.

No more interest rate war!

Bank which already follow standard rate set by Bank negara are as follows:
Hong Leong = BLR - 1.8
CIMB = BLR - 1.8
Alliance - BLR - 1.8
and some other bank i have not surveyed.
This standard rate comes with non-zero moving cost. no more zero moving cost.
You need to pay the legal fee of the loan agreement and matters.

However, there are still banks offering the old rate, fighting to be exempted or delay of enforcement of the standard rate.
Some of them are:
Eoncap Islamic: BFR - 2.3
Public Bank BFR -
2.2
Maybank Islamic BFR - 1.9

This is just a few banks which offered housing loan to my friends and blog readers recently.
It is just for you to glance trough. It is not the real representation from the bank.
for confirmation or more info, please contact the respective bankers.

hm.. the standardization of home loan interest rate, plus the reintroduction of RPGT without time limit..
what will happen to next year's real estate industry?
can we eliminate all the speculators?
is it really welcome genuine home buyers?
can it entice first time house buyers, especially those from lower income with smaller budget?
can it play a part in boosting the national economy or otherwise?
let us see..

i am of personal opinion that the old RPGT is better, in case the implementation is really necessary at this period of time..

NEW UPDATE:
Affin Bank offers BLR - 2.1 untill the end of this year.
Alrajhi also still do not follow the standard rate but i do not get the actuall rate they offerd becasue it varies depending on the amount of loan.
